My 2012 CPO X5 with running boards also has brown stains suggesting rust, but aluminum corrosion is not rust colored or rust per se.
I'm still working on the paint, polish and finish and haven't yet gotten to the discoloration.

The rust on the RBs is from metal particles in the brake dust that settle on the RBs and rust. I've had good luck with using a high quality wheel cleaner to remove the rust spots on them...
