Bought this regulator repair kit off ebay and installed it. Cost 13 bucks and works great.

The plastic feels very thick and sturdy, so i think it'll last couple of years easily.

Thanks to everyone for input and suggestions.

I ended up buying an entire assembly but forgot to buy the motor as well. So I figured I give the repair kit a try.
