I don't think he's ready to buy now or he would have mentioned it, perhaps he wants to get to know the city narrow it down to one place where he wants to buy then pull the trigger. I do agree that rents in the city are extremely high but hey it's NY, bang for you buck as far as rentals everyone in real estate knows that you will get the best apartments in Inwood (uptown Manhattan) huge apartments for $1000 - $1500 and it's one of NYC's best kept secrets.

I'm a born and bred LI'er and lived in NYC for 10 years, now living in NJ, and i'll admit that i used to bash NJ just like everyone else did. BUT, that being said, your knowledge of NJ is ludicrous. The property taxes are no worse than Nassau/Suffolk, and the real estate prices are considerably more attractive, trust me, I just bought in NJ. Re: your swamp comment, give me a break, they don't build housing on the swamps, jeeeeez. re: no one should live in NJ unless you work in nj.... are you mental? have you never heard of mass transit? do you think that everyone drives into NYC from NJ every day? come on man, give me a break. My commute costs me $6 a MONTH, monthly ticket is $111 and my company gives us $105 in transit checks a month. That being said, even without the transit checks the commute is less expensive than commuting in from Nassau/Suffolk (my monthly LIRR ticket from Port Washington/Manhasset was $170!!!!).
My best advice is that Hoboken is a good place to look if you're looking for your first place. It's less expensive than NYC. Dno't get me wrong, if you can afford NYC, then do it, without a doubt, but don't dismiss NJ because of stereotypical ridiculousness.
