Silicone spray that is. I am convinced that silicone greatly adds to the life of rubber. I silicone spray the rubber pieces under my cars twice a year. Especially, on the X5, the flexible pieces like CV boots and the air suspension bladders are critical and expensive pieces to replace. The nice thing about the X5 is that I don't have to jack it up to get under it.
