Thanks for the tips Slick, we've already called a mold removal company, so i think we're gonna bring them in pre-emptively. The house is only 5 years old!!

I think we're looking at 30-40k damage all in (without mold). Lets see what insurance does for us.

The electrical panel is down there, along with the amps for our bose home sound system... so annoying... Even a decent wine collection
