Leasing Question (X5 trade in)

Hello,

I have never leased a car before and have been doing a bunch of research, but wanted to run a scenario by some of the veterans here

I currently own a 2002 X5 3.0i Silver/Silver SAV. The X has 95,000 miles on it and has been extremely well maintained. It just came off of CPO warranty in October.

I have a few options that I have been kicking around, and wanted to get some feedback regarding moving into a lease since I usually don't hold onto a car for more than 3 years.

I currently owe 17,000 on my X. I have money to pay this down substantially. I am thinking about leasing a 328 or 335 sedan for 36 months with 15,000 miles.

Questions, should I pay down the X and then do a trade in? Or should I roll into lease payments?

What is fair trade in value for My X?

Thanks any feedback, suggestions, etc
