Clarification on current incentives

I'm getting ready to surrender my vehicle as part of lemoning my 2012 X5 35D. With the current incentive, I'm looking at ordering another X5. Here's my question - On the last car, when I got the ECO credit, they just reduced the capitalized cost on the lease. I'm told that such is NOT the case with the current incentives - $1500 holiday, $500 BMW app, $750 loyalty - that it is "somehow worked/amortized" into the lease payments. I've searched for this but could not find any answers. Leaseguide/ Edmunds also have a section on their calculators where you insert credits vs. cap cost reductions. From older research, I thought that all these just reduced the cap cost. For example, I want a X5 35i with MSRP of 62395. At 500 over invoice + MACO+ad fee = 58500 before credits. After credits (1500 + 750 + 500) I get to a number of 55750. I'm being told by the dealer that this is NOT the way to do this. Can anyone help? Thanks!
