Angry December 23rd Closing Date!

Just got a call from our builder today. We will be closing on the new house on the 23rd of December!!!

This means two things:

1. We get to pay for an entire year's worth of taxes, even though we will live in it for a week (or less).
2. I get to spend this holiday season with boxes all of over the f*#&ing place!!

We just KNEW they were gonna do that...

<sigh> it is what it is... <taking DEEP breaths right now... counting to 10>

I appreciate the offer, Kevin. As you know, though, we have a pretty big household to move. We're hiring movers. Still, the packing is a pain. The living out of boxes during the holidays won't be fun. The cold weather won't help, either.... <sigh>

Been there....you should just tell them...

You want to close on the last day of the year so at least you can save the daily interest for that month....wow...they do no prorate the taxes down there.

No, the taxes are not prorated. And, we cannot change the closing date. It is set by the builder, and we must abide by it, lest we will be out of contract and will lose the house. (It's a long, complicated story, but trust me, they would LOVE for us to be out of contract; they'd turn right around and sell it the very next day for $150K more.) It's in the contract we signed, and we knew that. We were just hoping, HOPING the closing would be the first week of January.

Oh well... we move on.

That just stinks. I told we should have done some "re-decorating" while we were all there willing to help.
I'll switch with you, I'll take your cold down there and you can have my cold up here! I'll even deal with the boxes.

Are you sure that the taxes are not prorated. That sounds illegal to me. Why would you have to pay for someone's taxes when you don't even own the property???

JK: You expressed that you were worried on that date...sorry to read that.

I agree w/ekaz...you oughta do a lil'midnight remodeling as that date gets closer, to put them off for a weekish, lol!

And, I agree w/AutoXer...I've lived in MI, NJ, NY, NC and now the starter joint in FL:
ALL states prorated taxes from the date for closing, whether it was purchased via mortagage or cash. WTF is up w/SC?!

It's not someone else's taxes. It's my taxes. Brand new house that has been under construction. We pay both lot taxes and residency taxes. I won't have to pay the residency taxes THIS year, only the lot taxes. ALSO, the tax assesors come by the first week of January. We will be there, obviously. So, at the end of next year, we will have both lot and residency taxes. If we had closed AFTER the assesors came, we'd only have to pay lot taxes. It's just simply horrible timing overall...

JK -

Do you own the lot? If the builder still owns it, then they owe the taxes. I think it's got to be illegal. If you own the lot, then that's another story. Then, you should only pay taxes on unimproved lot value to 12/23, and home value after that.

I have never heard of a case where taxes are not prorated.
