Select Finance Option / Balloon Payment

Does anybody know how BMW calculates the monthly payment financing on the select finance program aka balloon option?

I am considering going with this option that allows you to defer a % of the purchase until the end of the finance term. At the end of the term, there is a balloon payment due (if you still have it).
