anyone, Dealer is charing me almost 3 grand for just tire and install

I would go to a local place that sells Contis or Pirellis or whatever you are looking for

Or Tire Rack.

Not a lot of good deals to be had on RFT. Probably best to go with Tire Rack.

Buying tires from the dealer is like buying a car from a tire store. You can do it, but why would you?

The best RFT deal that I got was buying some new take-offs from someone that worked at a dealership. We see those sort of posts on this forum and other BMW forums occasionally. My dealer even installed those with no fuss.

I would recommend buying either new or almost new used tires though. If they're used, you don't know what the wear pattern will be.

The best deal will be to get tires without the "RF" in front of the "T". Then simply carry a can of large tire "fix-a-flat and or a small portable tire inflator in the back storage compartment. Your ride will thank you.

I dont have a spare. Will the air monitor thing still work?

Air monitor works through TPMS. Any tire will function with it. I did some shopping around and Tire Rack had the best deals hands down. They can also ship them directly to an installer in your area.
