Noises from my 4.4 2001

Hi
This is my first post on the forum. I have read many articles and find this web site fantastic for information -well done to everyone !!

Okay here are my problems... I bought a 2001 4.4 X5 last week with 62K and have a few issues with it.

1. Steering wheel squeeking - I read a good article - steering bearings or slip ring lubrication required. Tried to lubricate bottom bearing but just see green plastic seal and don't see how lubrication could get into bearing. I'm trying from above - couldn't see it from below. I'm a little nervous about taking off the steering wheel to access the top section??
2. A humming noise which changes pitch (sounds like an impeller?) is coming from front of engine bay (seems like behind radiator or under power steering resevoir). When I turn the fan off on the climate control - the noise disappears
3. Lastly the car seems to rev higher than I would expect when driving - it growls like a Formulae 1. Needs more pedal than I would expect.

Any help on the above would be greatly appreciated !
