based on a stripped down car and average residuals, I can't see (inclusive of tax) a lease payment of any less than $650/month with $3000 down payment on an X5, but then the residuals may be a lot higher than "Average" in which case it may be possible. But you're not likely going to get much in the way of miles (10000/yr).

the msrp of an x5 like you want it its around $53,000 so in a lease that'd be like $850 a month or somthing like that

This sounds about right. On a 10k miles lease, you'd have to prepay taxes and put 3300 down to get under 600/month. That is with 2k discount off MSRP.

i'm looking into a new suv... the V8 sport with a few options comes out to over 1k for a 36 month lease... ridiculously expensive imo....

my old X5 4.4 sport at 57k was only $700 per month...

a huge increase.

Easiest way to end the ridiculously expensive syndrome is pay cash.

I am also shopping lease rates, however I do not believe in putting any money down on a leased car. So, I'm putting all the preasure on the dealer to meet my target price. I am intersted to see what the rates will be in July. Good luck on with your search let me know how you make out.

In general putting money down on the lease is a bad idea. However, it might worth it to pay taxes upfront - it seems BMW financal charges you more than other copanies. Normally, they simply take taxes and roll them into the lease. But the number comes higher with BMW for some reason. It seems like they charge something on top of that.
