2001 X5 3.0 rear lock problems

Hey guys,

My mom's X5 3.0 is having problems with its rear locks. I'll try to explain it clearly below.

1. When alarm is on and i unlock with my keys, both rear doors do not unlock.
2. When I drive off and the auto-lock kicks in, the rear doors do not lock. It only locks if I push the "lock" from the key.

So basically the rear door locks are inoperable except if I lock the car by the key (setting alarm on). I tried searching, but didn't find any information about this. I hope I didn't search wrong either. If I did, I'm so sorry!

Also, this is a different issue, but how can I disable the auto a/c on when I turn on the car?
