Questions about '08 X5 lease

I am eagerly awaiting the arrival of my X5 3.0 and still deciding whether I should lease or own. I know this debate can go on forever and is a personal choice. My questions are about leasing?

1) The January BMWFS numbers are residual of 60% and MF of .00270 for a 12K/36mo lease. I don't qualify for the OLP. Besides putting multiple security deposits down is there any other way to negotiate a lower rate?

2) What is the "buy rate" in general and what should it be around for this lease?

3) I plugged the numbers into www.autoleaseadvisers.com and got $831.40 per month. Is that about right?
