i spent 10 years as a kid in new orleans so i remember hot and humid... left at 15, returned at 17 to visit some friends... boy was that bad, heat and humidity worst then i remembered. i was watching hgtv's what you get for the money... avg median home price in the USA is 208K. avg median home price in austin is 176K. avg median home price in LA is 480K. i can't find anything decent to live in anything for 480K in socal today (those neighborhoods are pretty ghetto-ish and the houses about 1200 sq ft or less) ok questions: bugs and misquitoes, can you actually work in your garage with the door open? hang out in the backyard? or will you get eaten alive? sugarland a good area to live? what's a 3500-5000 sq ft home going to go for for in a nice upscale, safe, kid friendly neighborhood? worth it to build a custom home versus buy a PUD home? i know PUD's are about $70/sq ft and custom is about 115-150/sq ft avg cost, but do they hold their value? can you have a basement and finished attic? i always wanted a basement for a home theater/gaming room... best school areas? i know texas has some of the highest ranking schools out there... how far is the beach away? worst scenario is i do 2 trips to cancun each year, but i also want a local beach nearby... i'm sure i'll have more questions later.... gotta get ready for calspeedway now... i'll check back in later. thx everyone PS: ken, i wish i was born in the 80's.. i do look it tho

You can usually get away with working in your garage but might require some bug spray.......... outside is mostly terrible at night even with spray but tolerable during the day. sugarland a good area to live? sugarland is nice and pretty varied..... now that most of the road work on 59 is complete the commute into the galleria area and downtown is much better. what's a 3500-5000 sq ft home going to go for for in a nice upscale, safe, kid friendly neighborhood? 300+ probably the nicer being in the high 300 low 400 worth it to build a custom home versus buy a PUD home? i know PUD's are about $70/sq ft and custom is about 115-150/sq ft avg cost, but do they hold their value? probably depends on the area mostly rather than the type of construction but i'm not the best to answer that question can you have a basement and finished attic? i always wanted a basement for a home theater/gaming room... finished attic yes............... basement.........no way..... most of the houston area is barely above sea level and i'm thinking the clay soil wouldn't be the best. best school areas? i know texas has some of the highest ranking schools out there... sugar land is decent........ the woodlands is good ..... there are certain schools that are great even within district that aren't rated that well..... if you avoid the east side entirely and most of the south and buy in 300K+ area you can find nice schools. how far is the beach away? worst scenario is i do 2 trips to cancun each year, but i also want a local beach nearby...

Best shool area is Klein.
Hot and humid as hell but you will get used to it. Sugarland is nice but farther away from the city. I live up 59N in the Kingwood area very nice and established. Go to HAR.COM to see house prices and more info in the Houston area. Oil is big down here I assume your in the biz as well. stay away from the beach called Galveston its nasty!
