Some states tax the whole cap cost, some only tax the "financed" amount.
Some states require it in cash up front. Other states allow it to be rolled into the final selling price. Other states just assess it/collect it on the monthly payment.

Thanks JDD, I think I am starting to get it! Really appreciate you pointing me in the right direction. The deal you got was spectacular.. is that for 12k miles a year?
I plugged in a few figures into an online lease calculator and got the amount for the X monthly.
I am going back and forth with a dealer to get the X as close to invoice as possible. So far its like $1000 above invoice + the $795 Acquisition fee. Going to send out a few more emails to other dealers and see if they can do better.
The MF is set in stone right or is it negotiable? Currently at .00185.
